A leaking roof terrace is one of the most common repair calls in Marrakech, but the visible stain inside rarely tells the whole story. Water can enter at a parapet, drain, threshold or cracked junction and travel beneath tiles or screed before it appears on a ceiling below.

The waterproofing is a system, not a coat of paint

A flat roof depends on falls, drainage, waterproofing continuity, upstands and protected junctions. If one part fails, water can bypass an otherwise serviceable surface. This is why applying another coating over the obvious crack often produces a short-lived result.

  • Cracks in protective screed
  • Open joints around parapets and copings
  • Poorly sealed service penetrations
  • Blocked or badly detailed roof outlets
  • Debonded tiles allowing water beneath the finish
  • Waterproofing that stops too low at walls or thresholds

Why the leak can appear somewhere else

Once water passes beneath the finish, gravity and capillary movement can carry it horizontally. The ceiling stain is therefore the discharge point, not necessarily the entry point. A repair should follow the construction above the stain rather than simply sealing the room below.

Local repair or complete waterproofing?

A localised defect can often be repaired if the surrounding system is still sound. Widespread leakage, numerous patched areas or deteriorated waterproofing may justify a larger replacement. The decision should follow the condition of the existing roof, not a fixed rule.

What a proper repair usually involves

A durable repair starts by removing enough finish to expose the defective area and confirm what is happening beneath it. Unsound screed, loose tiles or failed sealant may need to be removed locally. The waterproofing detail is then rebuilt, tested where appropriate and protected before the surface finish is reinstated. The exact system depends on the existing roof construction and the size of the failure.

Good workmanship at junctions matters as much as the waterproofing product itself. Upstands should remain continuous, outlets should drain freely and repairs should not create new low spots where water can pond. If the leak has already damaged the room below, ceiling or wall repairs should wait until the moisture source has been corrected and the substrate has had time to dry.

Warning signs that a patch may not be enough

One isolated stain after an obvious local defect may justify a targeted repair. Several unrelated stains, repeated failures after previous patches, widespread hollow tiles or a terrace with poor drainage suggest a broader problem. In those cases it can be more economical to repair a larger continuous area than to keep chasing individual leaks after every period of rain.

What to send a contractor before the visit

Photos of the interior stain, the roof area above it, parapets, drains and any previous repair are useful. Also note whether the problem appears only after heavy rain, after normal rainfall or even in dry weather. That simple information can quickly separate likely roof-waterproofing problems from plumbing or condensation issues.
