Water entering a property rarely appears exactly where it gets in. A ceiling stain may originate from a failed roof-terrace detail several metres away; damp at the base of a wall may be caused by rising moisture rather than a roof leak. MBR approaches waterproofing as a building-repair problem first: establish the likely moisture path, define the defective detail, then repair it.

Why roof terraces leak in Marrakech

Flat and low-slope roofs are common in Marrakech. Their performance depends on several layers working together: adequate falls, functioning drains, continuous waterproofing, protected upstands and sound junctions around walls, pipes and thresholds. A defect at only one of these points can allow water to travel beneath tiles or screed before becoming visible inside.

Repeatedly coating the visible crack or repainting the ceiling can therefore waste money. We look at the terrace as a system and determine whether the issue is localised or whether a larger area of waterproofing has reached the point where replacement is more sensible.

How we approach a leak

The first step is understanding when and where the problem occurs. We consider rainfall, plumbing use, pool or planter locations, roof drainage and the construction directly above the damaged area. Where necessary, finishes may need to be opened locally to understand the build-up and confirm the repair scope.

Once the source is sufficiently understood, we specify the repair, protect adjacent finishes and complete the waterproofing and reinstatement work. For larger projects we coordinate masonry, tiling, plastering and painting so the area is returned to service as one managed job.

Terrace waterproofing versus patch repairs

Not every leak requires a completely new terrace. Localised failures can often be repaired where the surrounding waterproofing remains serviceable. Conversely, repeated leaks across several areas, widespread debonding or a poorly constructed roof build-up may make isolated patches a false economy. Photos are often enough to identify the likely category of problem and decide the next step, but recurring or concealed leaks normally require a site visit before a final repair scope is confirmed.

Do you only waterproof entire roofs?

No. We carry out both localised corrective repairs and larger waterproofing replacements. The extent depends on the condition of the existing system and the pattern of failure.

Can you repair the interior damage afterwards?

Yes. Once the moisture source has been corrected and the substrate is ready, we can coordinate plaster, render, painting, tiling and other reinstatement work.
